After reading the article below that was sent to me this week by a colleague, I am even more convinced that developing a “niche” is simply the best business decision one can make. After 5 years of being a generalist, I announced back in January 2010 that our defined niche was “Senior Communities”. CLS provides the funding needed to buy, renovate or construct Senior Living Communities. This includes Assisted Living, Independent Living, and Skilled Care Nursing. I have personally experienced all 10 of the benefits described in this article developed by Michael W. Byrnes Jr. www.byrnesconsulting.com.

Why it pays to focus on a niche

Market segmentation has been a successful strategy for years, yet many do not benefit from implementing this approach. Most individuals know they cannot be all things to all people, but their businesses models underperform because they are trying to do just that. By dividing a large population into segments, a business can then position itself to better fulfill the needs of one unique group.

Ten benefits of concentrating on one target market.

1. Less distractions. The scope of products and services a niche needs become narrowed, making it easier to grow to be a specialist, tailoring a customized offering, which improves satisfaction, retention and advocacy.

2. Efficiencies. Service offerings and operational processes can be much more refined, preventing a business from being pulled in too many directions.

3. Word of mouth. News will spread recognizing the business as “the one” to use in exclusive circles that are sometimes hard to penetrate.

PROPEL means to drive, or cause to move, forward or onward.

Commercial Lending Solutions defines propel as follows:

To make happen, to satisfy a cause, to accelerate a financial transaction, objectively build the business case of the borrower while satisfying the risk/reward appetite of the lender, to advance to the closing table.

PROPEL advances the cause of both sides of the equation and expedites the transaction to the closing table.

Borrowers Need = Lender’s Appetite

Successful deals are defined by PROPEL. More than an executive summary, PROPEL:

Establishes the business case for both borrow and lender.

Serves as an introduction to the borrower’s business plan, past financial statements, future cash-flow projections, etc.

Serves as an answer to every possible objection of the lender

Serves as a win/win document to expedite decisions, gain optimum terms & conditions and advances the cause of both parties to the closing table.

In the commercial real estate industry, CLS is the exclusive source for PROPEL.

It’s that time again!! CLS is gearing up for the next “Causeway Tour”. On Wednesday April 28th 8:00am-noon.

If you would like a first-hand look at the world of commercial real estate investing, you need to “Get on the Bus”.

Unlike residential real estate investing, where most people can at least relate to the process from purchasing their own home, commercial real estate investing plays by a different set of rules. As a result, many people will overlook it as the investment of choice, because they don’t think they can afford to play in that arena or don’t have the know how to get started. With a little education, you can see where commercial real estate can offer a more stable investment vehicle with larger growth potential.

As your hosts, we know that these types of programs are not always that lively, so we’ve integrated some fun activities to help you learn and meet the other people on the tour. We firmly believe that getting to know other investors and professionals in the commercial real estate arena will help you in your education process. Not everyone one on the bus will be a first time investor, as we have clients, financial planners and accountants that also want to see the properties for some of their clients.

If you want to reserve your spot, then you’ll want to rsvp today before the bus is full.

There is a $47 investment to participate in the program, which covers your meal, the education, the networking and the tour. It’s a small price to pay for this great opportunity to see properties, understand the process and meet the other participants. Visit our website and watch the video of the one of the previous tours.Causeway Tour
