PROPEL from Commercial Lending Solutions is the great equalizer.
PROPEL means to drive, or cause to move, forward or onward.
Commercial Lending Solutions defines propel as follows:
To make happen, to satisfy a cause, to accelerate a financial transaction, objectively build the business case of the borrower while satisfying the risk/reward appetite of the lender, to advance to the closing table.
PROPEL advances the cause of both sides of the equation and expedites the transaction to the closing table.
Borrowers Need = Lender’s Appetite
Successful deals are defined by PROPEL. More than an executive summary, PROPEL:
- Establishes the business case for both borrow and lender.
- Serves as an introduction to the borrower’s business plan, past financial statements, future cash-flow projections, etc.
- Serves as an answer to every possible objection of the lender
- Serves as a win/win document to expedite decisions, gain optimum terms & conditions and advances the cause of both parties to the closing table.
In the commercial real estate industry, CLS is the exclusive source for PROPEL.
What’s Your Cause?
As I sit on the beach in Delray Florida, I can’t help but notice the massive amount of retirees who dwell here. My family had lunch at a local restaurant and there was a group of retired men huddling in the back. It must have been at least 20 of them, laughing and joking around. My oldest daughter said “mommy, it must be a granddaddy party going on back there.”
I read somewhere (amongst all the demographic research) that by the year 2020, 1 out of every 5 individuals will be age 65 or over. Those numbers are astonishing to me. So the next viable question for a Commercial Mortgage Broker like me to ask is, “will there be adequate accommodations?” Adequate is the key word here!! Let’s face it, the baby boomers are not their parents. Gone are the days where you send mom to an assisted living facility and the highlight of her week is a visit from her grand kids. Sure the baby boomers love their grand children but they have lived and will continue to live a very active and viable lifestyle.
CLS is focusing our attention on providing debt and equity financing solutions for the purchase, renovation and construction of Assisted Living Communities.
With the implementation of the HUD 232/FHA Lean Program, CLS is confident that we are able to overcome the challenges of today’s market.
It’s that time again!! CLS is gearing up for the next “Causeway Tour”. On Wednesday April 28th 8:00am-noon.
If you would like a first-hand look at the world of commercial real estate investing, you need to “Get on the Bus”.
Unlike residential real estate investing, where most people can at least relate to the process from purchasing their own home, commercial real estate investing plays by a different set of rules. As a result, many people will overlook it as the investment of choice, because they don’t think they can afford to play in that arena or don’t have the know how to get started. With a little education, you can see where commercial real estate can offer a more stable investment vehicle with larger growth potential.
As your hosts, we know that these types of programs are not always that lively, so we’ve integrated some fun activities to help you learn and meet the other people on the tour. We firmly believe that getting to know other investors and professionals in the commercial real estate arena will help you in your education process. Not everyone one on the bus will be a first time investor, as we have clients, financial planners and accountants that also want to see the properties for some of their clients.
If you want to reserve your spot, then you’ll want to rsvp today before the bus is full.
There is a $47 investment to participate in the program, which covers your meal, the education, the networking and the tour. It’s a small price to pay for this great opportunity to see properties, understand the process and meet the other participants. Visit our website and watch the video of the one of the previous tours.Causeway Tour
I am so thrilled that we have another 30 days!!! I really hope they extend it through the end of the year. Click here for the details.
SBA Recovery Act Provisions Extended to April 30
Yes, I confess, I would frequent chamber events. I knew the rules… You are allowed to visit a few times but eventually you would need to join. So I would lay low for a few months and then pop back up again. What was the deal? Why was it so hard for me to take the leap? Oh yeah…the cost!! Having been a fairly new entrepreneur, the cost associated with joining seemed out of my reach. So I continued to pop in and out, trying really hard to stay under the radar, but visible enough to make new contacts. It worked for two years until one day I was sitting in a Chamber meeting and I listened to all the referrals that were being past. I watched how the members interacted with one another. Then I read the calendar of events that were taking place that month for Chamber members. I began to think about how much more effective I could be if I were an ACTIVE member and was able to utilize all the tools the Chamber had to offer for business owners. I joined that day. The representative was shocked as he had been calling me for months and I would continue to say, “I can’t afford it right now”. What I didn’t know then was that I could not afford NOT to do it. Since joining the Chamber, my business has grown tremendously and I have more than recouped my annual fee requirements.
The relationships I have made have been amazing. Let me give you an example; I met a business coach through networking at the Chamber. He encouraged me to develop a niche. “Become the expert”, he said. So in an effort to find my niche, I visited the resource center at the Chamber. What an experience!! I sat down with the coordinator and we talked about my business, and about my goals. Based on the information I shared with her she ran a demographics report that helped me pin point my target. It gets even better. Through a leadership program the Chamber offers, I had the pleasure of meeting the Planning Division Manager for Cobb County Community Development. We sat down and I shared with him the information I received from the resource center and he took that information and created a geographical map that pin pointed the greatest concentration of my target market.
I am most grateful to the Chamber for all the opportunities they have made available to me. I can’t believe the time I wasted visiting, when I could have been building a stronger business.
My name is Erica Parker and I am a Proud “paid in full” member of the Cobb Chamber of Commerce.
This weather is driving me crazy. Warm, cold, cold, warm, make up your mind already!! Just when you think you can put away the winter clothes, the temperature drops again. Much like the climate we deal with in the physical realm, the economic climate has been equally unpredictable. The cold weather in the South East has been around way too long and so has the credit freeze. But just as I have been able to enjoy a few warm days here and there I have also been able to see a few “rays of sunshine” in Commercial Loans. Lenders are beginning to evaluate transactions again. Slowly but surely we are gaining momentum, Just 2 weeks ago we were able to get a loan approved for a restaurant. Could it be that we are experiencing a “Credit Thawing” period. Dare I say that “Spring is on the Horizon”? I sure hope so!!
Banks have historically been on the front line of small-business lending. Unfortunately that has not been the case as of late. However, there are still some amazing things happening. Here in Atlanta, we were able to secure funding for a local restaurant owner to purchase a foreclosed property that was across the street from a strip center he is currently leasing space from. After several months of negotiations over the sales price, we were finally able to submit the loan package and with in a month we had our Approval!
Here is what got this project approved:
-Experienced Borrower (our client had been in the restaurant business since he was a young boy.)
-Cash Injection (he had money to put into the project)
-Good Credit
-Location (due to the new location being close in proximity to his current restaurant, the client will be able to retain his current clientele.)
With all the doom and gloom going on around us, I thought I would share something positive today.
